What's Next for The Boardwalk at Granite Park After Flamant

November 5, 2026

"We've admired Granite Park for years and love the warmth, nature, and sense of community its owners have thoughtfully created there." That's how the team behind HG Sply Co. explained its pick to What Now Dallas in late August. HG Sply Co. is a Dallas restaurant with a health-forward menu, and it's building out a new location on the lake at SH 121 and the Dallas North Tollway.

The quote reads like the usual opening-day line. The next sentence in the same story is the one that explains the Boardwalk. HG's co-owners, Sameer and Elias, are longtime fans of Seager & Sons and Union Bear, the two 33 Restaurant Group concepts that anchor Granite Park's dining lineup. The next restaurant on the water is coming from people who were already eating there.

The Space Flamant Left Already Had a Taker

Flamant Bar & Bistro closed in mid-October after 16 months at 5880 State Highway 121, Suite 103B. Owner Tanner Agar and executive chef Taylor Rause opened it in June 2025. The menu drew on Portugal, Spain, France and Italy, and the same pair ran Rye, which was recognized in the 2024 Michelin Guide Texas.

The Dallas Observer was among the first to report the closing. It praised the tinned fish with flame-grilled bread, the savory cannoli and the $40 all-you-can-eat brunch. The paper said no official statement had explained the closing.

The detail that matters for the Boardwalk came from Agar himself. He told CultureMap that another operator had offered to take over the space, as Plano Magazine reported. No one has announced what's going in. A waterfront suite went dark with a willing successor already in the picture.

HG Sply Co. Chose Granite Park as Fans of the Place

HG Sply Co. has been a Lower Greenville fixture at 2008 Greenville Ave. Its locations page also lists Fort Worth, Trophy Club and Alliance, with Rockwall marked as coming soon. Its parent company is UNCO. The brand sums itself up as "clean food, classic drinks, and humble hospitality," with breakfast, lunch, dinner and brunch.

The Plano location is a two-for-one build. In its project filing with the Texas Department of Licensing and Regulation, the work is described as the remodel and "combination of two existing restaurant lease spaces into one." The filing lays out the job:

  • Address: 5880 State Hwy 121, Suite 102B, listed under the facility name Granite Park
  • Size: 5,864 square feet
  • Estimated cost: $1.1 million, privately funded, with the filing stating the funds come from the tenant
  • Start date: Sept. 21, 2026
  • Estimated completion: Jan. 11, 2027
  • Property owner: GPI Boardwalk LP

Before you redraw your mental map of the Boardwalk, note that HG's filing is for Suite 102B, while Flamant was in 103B. The filing doesn't say which second space is being folded in. Nothing published so far ties HG to the former Flamant suite.

UNCO representatives told What Now Dallas that completion is targeted for January 2027. January 11 is the state filing's construction estimate. It isn't a promised opening date, and the first service usually follows the end of construction by some margin.

Legacy West Recruits From Farther Away

Across the tollway, The Henry was scheduled to open Oct. 21, the same day the Dallas Observer reported Flamant's closing. The Henry comes from Arizona-based Fox Restaurant Concepts and sits at 7700 Windrose Ave., Suite G200, in Legacy West. The Dallas Morning News reported it at nearly 13,000 square feet, with a patio of more than 2,200 square feet. Community Impact said it's the brand's third location, and that Fox, which also owns Flower Child and The Cheesecake Factory, traces its first concept to Tucson in 1998. Flower Child is lined up for The Shops at Legacy East in mid-2027.

Legacy West's newest arrival is a national operator on a large floor plate, and HG's combined space is less than half the size of The Henry. The Boardwalk's newest tenant is a Dallas restaurant group that came because its owners already liked the anchors. HG described its fit in those terms, saying it brings "something complementary to an already incredible mix."

Who Holds the Waterfront Now

Granite Park's own description of the Boardwalk counts six restaurants with patio seating plus one waterside entertainment option for all ages, all tied together by the walkway linking the office towers to the hotel, shops and dining. Here are the names the Boardwalk's directory lists, with Flamant removed:

Name Address Note
Seager & Sons 5800 State Hwy 121, Suite 106 33 Restaurant Group; one of the anchors HG named
Union Bear Brewing Co. 5880 Texas 121, Suite 101 33 Restaurant Group; the other anchor HG named
Suburban Yacht Club 5880 State Hwy 121, Suite 104 Boardwalk suite
I Scream Gelato 5880 State Hwy 121, Suite 102A Next door to HG's filed suite
Chip's Old Fashioned Hamburgers 5872 Texas 121, Suite 105 Burgers
Blue Mesa Grill 8200 Dallas Pkwy Tollway side

The 33 Restaurant Group pair at the top are the restaurants HG named when it explained coming to Plano.

Between Now and January

The gap between Flamant's closing and HG's opening isn't a quiet stretch. Granite Park's calendar has two public Sundays on the Boardwalk before the end of the year, and a new coffee stop opened up the road in September.

  1. Sunday, Nov. 15, 11 a.m. to 3 p.m.: Sunday Brunch Market. This is the monthly artisan market run by Lively Local Markets, with local makers, lawn games and waterfront seating at the restaurants. Parking is free in the Boardwalk's surface lots and the Granite Park 3 Parking Garage.
  2. Sunday, Dec. 13, 11 a.m. to 3 p.m.: Santa's Sleighin' Holiday Event and Market. Santa, Frosty and a Snow Princess are on the schedule, along with games, glitter tattoos and a candy-cane demonstration.
  3. Jan. 11, 2027: Estimated construction completion for HG Sply Co. This comes from the TDLR filing. UNCO's public target is January 2027.

If you want a pre-market coffee, Pax & Beneficia opened at 5525 Granite Parkway, Suite 150, on Sept. 19. It's the Turkish-inspired roaster's second Plano location and ninth in DFW. Its menu includes the Zahr, made with orange blossom and cardamom syrup, and coffee brewed in a cezve.

The next concrete news for the lake will be the name that goes up in Flamant's old suite and an opening date for HG Sply Co.
